WHAT REALLY MATTERS
It is important during your inspection to keep things in perspective.
No home is perfect and the sellers themselves are often surprised to learn of defects uncovered during an inspection. Many items can be corrected inexpensively.
Most of your inspection will likely be maintenance recommendations, life expectancies and minor imperfections.
The issues that really matter will fall into 1 of 4 categories:
- Major Defects. An example of this may be a structural defect such as a bowed foundation wall.
- Items that may lead to major defects. For example a cracked chimney cap which over time allows rain to penetrate the roof structure causing mold, mildew and rot.
- Items that may hinder your ability to finance, legally occupy or insure the house. This could include knob and tube wiring or a 60 amp service.
- Safety hazards. For example, loose railings or stair treads or missing smoke detectors.
Anything within these categories should be addressed immediately.
